SARDIS BEND DRIVE PAVING PROJECT

PHASE 1: CURB & SIDEWALK REPAIR
PHASE 2: ASPHALT REPAVING
INTRODUCTION
As many residents may recall, the Sardis Chase Drive Loop portion of the community’s concrete repair and paving project was completed in April 2026. The project addressed deteriorated curb sections, sidewalks requiring leveling, and roadways that had reached the point where repaving was necessary.
The Board is now moving forward with the Sardis Bend Drive Loop portion of the project. The Board has identified deteriorated curb sections and sidewalks requiring leveling as priorities, and the asphalt roads are now beyond the point where sealcoating would be effective and require full repaving. By completing both loop projects within the same year, the Board was able to negotiate better pricing and achieve cost savings for the community. Major infrastructure improvements inevitably cause some temporary inconvenience for residents. While the HOA will do everything possible to minimize disruption, the success of this project will depend on the cooperation and patience of the community. The end result will be a safer, more attractive neighborhood for everyone.
The Sardis Bend Drive Loop Concrete Repair and Paving Project will be completed in two phases: Phase 1 and Phase 2.
PHASE 1
CONCRETE CURB & SIDEWALK REPAIR
Location: Sardis Bend Drive
Impacted Residents: 3342 Sardis Bend Drive, 3354 Sardis Bend Drive
Dates: Monday September 14, Tuesday September 15, and Wednesday September 16, 2026
September 14: Removal of damaged curb and sidewalk material
September 15: Pouring of new concrete for repairs
September 16: Back-Up Day
Concrete requires approximately 5–6 days to fully cure. There will be noise generated by the project.
Residents should look for areas marked with white paint near curbs and sidewalks indicating where repairs will occur.
Some repairs will require full driveway access to be temporarily blocked while the concrete cures.
The following homes will be directly impacted:
3342 Sardis Bend Drive
3354 Sardis Bend Drive
Residents at the addresses listed above MUST move vehicles out of their driveways by 8:00 AM on Monday September 14. If your address is NOT listed above, you may continue to use your driveway normally during Phase 1.
During the 5-6 day concrete curing time, affected residents at the addresses listed above must park in clubhouse/pool parking lot or the overflow lot nearest the entrance gate. Street parking is prohibited.
Construction will begin at 8:00 AM on September 14, September 15, and September 16, and may continue until approximately 7:00 PM daily.
Front gates will remain in the open position during construction to allow contractor vehicle access.
Construction zones will be marked with reflective pylons and safety tape.
Weather conditions may require schedule adjustments.
PHASE 2
ASPHALT REPAVING PROJECT
Location: Sardis Bend Drive
Impacted Residents: All residents who live on the Sardis Bend Drive loop
Dates: Monday September 28, Tuesday September 29, Wednesday September 30, 2026
Monday, September 28
Asphalt milling (removal of existing pavement) and paving on Sardis Bend Drive.
All Sardis Bend Drive residents must move their vehicles by 8:00 AM.
Residents will not have access to their driveways when returning home Monday evening.
Tuesday, September 29
Asphalt paving continues on Sardis Bend Drive.
Paving will also take place in the Clubhouse parking lot.
Sardis Bend Drive residents must move their vehicles out of the Clubhouse parking lot by 8:00 AM.
Residents may not return home with their vehicles until 9:00 PM Tuesday, September 29.
Wednesday, September 30
Striping of the Clubhouse parking lot.
Speed bumps will be replaced.
WHERE TO PARK – MONDAY, SEPTEMBER 28
All Sardis Bend Drive residents must have their vehicles moved by 8:00 AM Monday.
Vehicles may be parked:
Along the designated curb parking areas on Sardis Chase Court shown on the map (highlighted in red), or
In the Clubhouse/Pool parking lot. Important: You will not be able to return your vehicle to your Sardis Bend Drive home Monday evening.
WHERE TO PARK – TUESDAY, SEPTEMBER 29
By 8:00 AM Tuesday, all vehicles must be removed from the Clubhouse/Pool parking lot.
Vehicles may then be parked:
Along the designated curb parking areas on Sardis Chase Court shown on the map (highlighted in red), or
In nearby parking areas adjacent to the community.
The Clubhouse/Pool parking lot will NOT be available Tuesday.
IMPORTANT: Any vehicle left in the Clubhouse/Pool parking lot after 8:00 AM Tuesday, September 29, will be towed at the vehicle owner's expense.
WHEN CAN I RETURN HOME?
Sardis Bend Drive residents may return home with their vehicles beginning at 9:00 PM on Tuesday, September 29.
Please plan accordingly and allow additional time for parking and transportation during the paving project. We appreciate everyone's patience and cooperation as we complete this important community improvement.
Attempting to drive on the milling or new asphalt surfaces during these timeframes not only compromises the project but may cause damage to your vehicle and/or stain driveways.
Vehicles must be parked only in designated areas marked in RED on the project map (see below and attached) to ensure emergency vehicle access along Sardis Chase Court. Should parking become limited, residents may consider adjacent parking areas nearest the community as options.
Do not block driveways or fire hydrants.
Traffic control personnel will be present during milling and paving operations to assist with traffic flow and resident compliance.
Front gates will remain in the open position for construction access.
Weather conditions may require schedule adjustments.
SPECIAL SAFETY NOTICE
Parents are asked to speak with children about the dangers associated with construction activity.
Construction machinery, work zones, and materials present safety hazards and should be avoided at all times.
Emergency vehicles will always have access to at least one open lane throughout the project.

All Sardis Bend Drive vehicles must be moved from the Clubhouse parking lot by 8:00 AM, September 29.
Residents may return vehicles to Sardis Bend Drive Loop and resume street/driveway access beginning at 9:00 PM, September 29.
September 30, Wednesday
Clubhouse parking lot closed for striping. Finishing touches work continues with minimal impact on residents. Residents may otherwise come and go as they normally would.
