SPECIAL ANNOUNCEMENT
UPCOMING ROOFING PROJECT TO BEGIN APRIL 14th
As many residents know, some of Carlton at Hamilton Mill's roofs are coming to the end of their expected lifespans and experiencing related problems such as leaks, loss of shingles, etc. Some residents have even reported difficulties or increased costs in obtaining homeowner's insurance. To that end, the Board has been developing a four-phase roof replacement plan based on building ages that we are excited to share with the community.
Originally planned to commence in 2026, a significant impending materials price increase scheduled for April 2025, driven by recent hurricanes, wildfires, and tariffs, has caused us to accelerate the start date. Three bids were solicited and reviewed by the Board to ensure that the best contractor based on price and experience was selected. Beginning on April 14, 2025, crews from Georgia Select Roofing will be on-site to prepare and replace roofs on 33 units, across 7 buildings. Please refer to the table chart (BELOW) and community map at the bottom of this page to see which buildings will be re-roofed during Phase 1 of the project. (Dates of Phases 2-4 are to be determined in the future.)

Since we have accelerated our planned timeline so abruptly, we wanted to let residents know as soon as possible about this upcoming project. We will work with the contractor to keep disruptions to a minimum and will keep the community updated throughout the process. We have also attached a list of suggested roofing preparation steps for residents. Residents who occupy affected units specified in the table chart will receive this information in hard copy format via an information pamphlet door hanger which should be delivered in the coming days. Updates to the project will be posted to this website.
