Final finishing touches and punch list items will be completed today (Thursday) and tomorrow (Friday).

This project would not have been possible without the support and cooperation of so many good-hearted residents in our community who have been kind, understanding, and even helpful to us along the way. As a reminder, the Board is made up of just three volunteer members, and we have dedicated countless hours planning and coordinating to make this project as seamless and successful as possible.

We are proud of the result—this new asphalt will be enjoyed for years to come, enhances the overall appearance of the neighborhood, and contributes positively to our home values. Carlton truly looks like a brand-new community.

🚧 Carlton Paving Project Update – Wednesday Afternoon April 15th 

🕘 IMPORTANT: Paving will be completed today, and ALL residents may return to their driveways beginning at 9:00 PM tonight.
🚫 Do NOT attempt to drive on Sardis Chase Court before 9:00 PM.

⚠️ Midday Update
Around 3:00 PM today, there was a brief issue at the front entrance gate—the most complex portion of the project—where both the entrance and exit lanes were temporarily closed due to a logistical issue. The paving team acted quickly and had a lane reopened within approximately 25 minutes.
Aside from this brief window, emergency vehicle access has been maintained at all times throughout the project.

Do NOT drive through any blocked-off areas
Avoid driving OR walking on milled or newly paved asphalt

Thank you to the many residents who have shown patience and compliance during this project. We’ve observed several homeowners walking to and from their vehicles, and we truly appreciate your cooperation.

However, we are also aware that a number of residents have ignored directives, including moving barricades and driving on freshly laid asphalt. These actions compromise the project and create safety concerns. Violators will be subject to fines and enforcement.

During Phase 2, ALL residents who reside at the addresses notated above must move their vehicles to the Sardis Bend Drive section of the community no later than April 14th at 8am. You will not be able to return home with your vehicle until Wednesday April 15 at 9pm.

SARDIS CHASE COURT LOOP PAVING PROJECT
PHASE 1: CURB & SIDEWALK REPAIR (NOW COMPLETED!)

BACKGROUND
 
The Carlton at Hamilton Mill community was originally developed beginning in 2005. The Sardis Chase Court loop represents the oldest section of the community, with the Sardis Bend Drive section being completed several years later after 2008.
 
Since the community’s construction, no major repairs or maintenance have been completed on the curbs, sidewalks, or asphalt roads. As a result, many areas have reached the point where repair and replacement are necessary to maintain the safety, functionality, and appearance of our neighborhood.
 
The Board has identified curb sections showing the most deterioration and sidewalks requiring leveling as priorities for repair. In addition, the asphalt roads on Sardis Chase Court are well beyond the stage where seal coating would be effective and now require full repaving.
 
Major infrastructure improvements inevitably cause temporary inconvenience for residents. While the HOA will do everything possible to minimize disruption, the success of this project will depend on cooperation and patience from the community. The end result will be a safer, more attractive neighborhood for everyone. The Sardis Chase Court Loop Paving project will be completed over a total of two phases, Phase 1 and Phase 2.
 
Please note that similar paving priorities are planned for the Sardis Bend Drive section of the community in 2027. Additional information will be provided closer to that time.

Great news! Our concrete vendor has confirmed that the concrete has cured ahead of schedule.
All cones and caution tape have now been removed, and residents have full access to their driveways again.
We want to sincerely thank the many residents who followed guidelines and helped protect this important community project. Your cooperation made a big difference in allowing the work to be completed successfully.

The next phase of the project will begin April 14, which will again impact access along Sardis Chase.

April 1: Removal of damaged curb and sidewalk material
April 2: Pouring of new concrete for repairs
 
Concrete requires approximately 5–6 days to fully cure. There will be noise generated by the project.
 
Residents should look for areas marked with white paint near curbs and sidewalks indicating where repairs will occur.
 
Some repairs will require full driveway access to be temporarily blocked while the concrete cures. The following homes will be directly impacted:
