Around 3:00 PM today, there was a brief issue at the front entrance gate—the most complex portion of the project—where both the entrance and exit lanes were temporarily closed due to a logistical issue. The paving team acted quickly and had a lane reopened within approximately 25 minutes.
Aside from this brief window, emergency vehicle access has been maintained at all times throughout the project.

The Carlton at Hamilton Mill community was originally developed beginning in 2005. The Sardis Chase Court loop represents the oldest section of the community, with the Sardis Bend Drive section being completed several years later after 2008.
Since the community’s construction, no major repairs or maintenance have been completed on the curbs, sidewalks, or asphalt roads. As a result, many areas have reached the point where repair and replacement are necessary to maintain the safety, functionality, and appearance of our neighborhood.
The Board has identified curb sections showing the most deterioration and sidewalks requiring leveling as priorities for repair. In addition, the asphalt roads on Sardis Chase Court are well beyond the stage where seal coating would be effective and now require full repaving.
Major infrastructure improvements inevitably cause temporary inconvenience for residents. While the HOA will do everything possible to minimize disruption, the success of this project will depend on cooperation and patience from the community. The end result will be a safer, more attractive neighborhood for everyone. The Sardis Chase Court Loop Paving project will be completed over a total of two phases, Phase 1 and Phase 2.
Please note that similar paving priorities are planned for the Sardis Bend Drive section of the community in 2027. Additional information will be provided closer to that time.

Residents at the addresses listed above MUST move vehicles out of their driveways by 8:00 AM on April 1.
If your address is NOT listed above, you may continue to use your driveway normally during Phase 1.
To avoid delays, residents are strongly encouraged to move vehicles the evening before (Tuesday March 31st)
Failure to move vehicles by the deadline will result in residents being blocked in their driveway for the duration of the project (approximately 5–6 days).
During this time, affected residents must park in clubhouse/pool parking lot or the overflow lot nearest the entrance gate. Street parking is prohibited.
Construction will begin at 8:00 AM on both April 1 and April 2 and may continue until approximately 7:00 PM.
Front gates will remain in the open position during construction to allow contractor vehicle access.
Construction zones will be marked with reflective pylons and safety tape.
Weather conditions may require schedule adjustments.
PHASE 2
ASPHALT REPAVING PROJECT
Location: Sardis Chase Court
Impacted Residents: All residents who reside on the Sardis Chase Court loop, to include Sardis Bend (3300, 3301, 3302, 3303, 3304, 3305, 3306, 3308)
Dates: April 14 – April 16, 2026
April 14: Asphalt milling (removal of old pavement)
April 15: Asphalt paving
April 16: Striping of the small overflow lot near the front gate
The milling machine will arrive and be staged on April 13 on the cul-de-sac across from 2632 Sardis Chase Court. The paving machine will arrive the morning of April 15.
During Phase 2, ALL residents listed above must move their vehicles to the Sardis Bend Drive section of the community no later than April 14th at 8am. You will not be able to return home with your vehicle until Wednesday April 15 at 9pm. Attempting to drive on the milling or asphalt during this time frame not only compromises the project but may cause damage to your vehicle.
Parking will be available:
• Along designated curb parking areas on Sardis Bend Drive
• At the clubhouse/pool parking area
Vehicles must be parked only in designated areas marked in RED on the project map (see below and attached) to ensure emergency vehicle access, along the inner loop of Sardis Bend closest to the clubhouse/tennis courts overflow lot. Should parking become limited, residents may consider adjacent parking areas nearest the community as options.
Do not block driveways or fire hydrants.
The overflow parking lot nearest the front gate will be closed from April 13 through April 16 for striping.
Traffic control personnel will be present during milling and paving operations to assist with traffic flow.
Front gates will remain in the open position April 13–16 for construction access.
Weather conditions may require schedule adjustments.
SPECIAL SAFETY NOTICE
Parents are asked to speak with children about the dangers associated with construction activity.
Construction machinery, work zones, and materials present safety hazards and should be avoided at all times.
Emergency vehicles will always have access to at least one open lane throughout the project.
KEY DATES & CRITICAL INFORMATION
March 31 (Phase 1)
Residents impacted by driveway concrete repairs (see list) are encouraged to move vehicles out of driveways in the evening to prevent delays the following morning.
April 1 – April 2 (Phase 1)
Concrete curb and sidewalk repairs begin.
All vehicles that reside at affected addresses MUST be moved no later than 8am on Wednesday April 1st.
Driveways to affected homes will be inaccessible for approximately 5–6 days.
April 13 (Phase 2)
Construction equipment staging begins
Overflow lot nearest the front gate will close and must be entirely vacated of all vehicles
April 14 (Phase 2)
Road milling begins
All Sardis Chase Court vehicles must be relocated by 8:00 AM April 14.
April 15 (Phase 2)
Asphalt paving begins
Residents may return vehicles to Sardis Chase Court Loop and resume street/driveway access beginning at 9pm
April 16 (Phase 2)
Final striping and finishing touches work continues with minimal impact to residents. Residents may come and go as they normally would.
