Leasing Your Unit: Key Guidelines


You May Legally Lease Your Unit If:
You owned and leased your unit prior to March 20, 2018.
Proof of lease date and verification is required to demonstrate compliance.


You May Not Lease Your Unit If:
You purchased your home on or after March 20, 2018.
You purchased your home before March 20, 2018 but did not lease it prior to this date.


There is a $289 annual fee for legally obtained leasing permits. 


Important Notes on Monitoring and Enforcement

The Association is actively monitoring all leased units in the community to ensure adherence to the guidelines. Here are the key enforcement details:


Leasing Permit Compliance:

If your unit is leased without an approved leasing permit, the Association will impose sanctions as outlined in the Declaration. This may include:
All associated costs, including attorneys' fees, will be charged to the homeowner and may result in a lien against your property.
Possible lawsuits for damages and/or injunctive relief if the violation is not resolved.
Daily fines of $25.00 per day for non-compliance.

Account Delinquency:
If your account becomes more than 30 days delinquent, your leasing permit will be automatically terminated.
